Jackson Hole, Wyoming The Jackson Hole real estate market entered 2026 continuing its shift toward normalization after several years of exceptional growth. While transaction volume moderated in Q1, pricing remained resilient across key segments—highlighting sustained demand and limited supply. Inventory showed gradual improvement, creating more opportunities for buyers, while the market maintained stability at higher price points. Notably, two outsized transactions—the ~$350M sale of the Four Seasons Resort Jackson Hole and a $19M luxury land sale—skewed overall performance, significantly impacting total volume and key market metrics.

Teton Valley, Idaho The Teton Valley real estate market entered 2026 with a shift toward normalization. Overall sales volume declined 16% year-over-year, with total dollar volume down 19%, reflecting a more measured pace of transactions. Inventory remained relatively stable, and a slight dip in pending sales points to a more balanced market heading into spring. While transaction volume has moderated, pricing resilience—particularly in land and select residential segments—continues to support the market. Increased inventory and steady demand suggest a more balanced landscape, positioning the region for long-term growth.
